Repointing is priced by area, plus access. For a typical semi in Greater Manchester in 2026 you can expect roughly:
- Cement repointing on brick: from around £45 per m². A gable end from about £1,400.
- Lime pointing on period brick or stone: from around £65–70 per m². It's slower, the materials cost more and it needs protecting while it cures.
- Chimney stack: from about £550 including the tower or roof access.
- Patio re-pointing: from about £22 per m².

What moves the price
- Access. Ground and first floor from a tower is cheap. A three-storey elevation or a chimney on a steep roof may need a scaffold, which can add several hundred pounds.
- How deep the joints have to be raked. Old cement patching over lime takes longer to get out than eroded lime.
- Brick repairs. Spalled bricks that need cutting out and replacing are priced per brick, on top.
- Lime vs cement. Lime is dearer and slower but it's the only correct choice on solid-wall period houses.
Comparing quotes
Cheap repointing usually means one of two things: the joints aren't being raked out properly, or the quote is for a "patch and skim" rather than the full wall. Ask every quote the same three questions — how deep will you rake out, what mortar will you use and why, and is this a fixed price. If the answers are vague, that's the answer.
